RETROSPECTIVE plans to convert a barn into a holiday let have been given the green light after an enforcement notice was previously issued.

The Lake District National Park Authority has approved retrospective plans from Beverley Ellwood to convert Old Oak Tree Bothy at Ewe Tree Farm in the Duddon Valley into a holiday let after serving an enforcement notice on the property in October. The planning application sought to address the breach in planning rules.

Planning documents state: “Architecturally, the proposal is traditional and aesthetically pleasing consisting of a single storey structure which sits well within its surroundings.

“To refuse retrospective planning for the works carried out and to deny future tourists a chance to experience this stunning countryside location would be a real shame.”

According to a planning officer’s report, Old Oak Tree Bothy ‘sits quietly’ within its surroundings and has a ‘simple’ appearance. There are also two small external timber clad sheds which house the eco toilet and shower.

The report states: “The internal accommodation is very basic, there is no phone signal or internet connection, light is by solar energy, and a stove for warmth and cooking, a flue extends vertically out of the pitched roof serving the wood burner.

“The use has been facilitated with minimal interference to the fabric of the building. The lack of modern-day devices and appliances gives rise to a more back to nature experience which aligns with the function and characteristic of the area.”

The Lake District National Park Authority approved the retrospective plans on Wednesday January 17.
