DESCRIPTION The property is set back from the road with open access onto the private drive where there is extensive parking, a turning space and access to a detached garage.
The attached porch at the side of the property provides private access into Holmecroft which is a two bedroomed, ground floor apartment. The porch leads onwards into the central hallway where there is access into the main family lounge, two double bedrooms, kitchen and bathroom.
The lounge is a fabulous sized room with a central fireplace with an open fronted gas fire, along with a large bay window offering a beautiful open view of the gardens.
Just across the hallway is the kitchen, which offers ample floor space for a breakfast table. The fitted wall and base cabinets have a wood-effect laminate work surface with matching wood-effect handles and trim. There is a single drainer sink with a mixer tap, plumbing for a washing machine, space for a fridge and also for a freestanding cooker. The gas-fired boiler is a floor mounted appliance that is situated alongside the sink. The hot water cylinder with immersion is concealed within the corner cupboard.
There are two double rooms, one of which is currently used as a twin bedroom with two single glazed windows looking onto the side patio, and the second bedroom which is the much larger of the two benefits from a bay window that makes it a naturally light room, as well as offering a great view of the lawn covered garden and Morecambe Bay.
Completing the accommodation is the bathroom which is fitted with a traditional three-piece suite, including a low level flush WC, a bath with an electric shower fitted over and a pedestal wash basin.
The attached porch to the front of the property provides private access into Culag, which is a maisonette-style apartment with accommodation extending over the ground floor, first floor and second floor levels.

The hallway also has a staircase which ascends to the first floor landing area, where there is an enclosed staircase leading to the upper floor plus doors leading to the majority of the accommodation which includes two spacious reception rooms, a bathroom with a separate WC, a kitchen with breakfast area and also the master bedroom with its balcony and en-suite shower room.
The lounge has a fireplace as the main focal point with a decorative surround and a glass fronted gas fire set within. The large bay window to the rear offers a beautiful open view across Morecambe Bay to the Lancashire hills beyond.
The kitchen is a well-proportioned room and offers a breakfast area alongside the fitted kitchen, where there is a cream-effect finish to the wall and base cabinets and a contrasting coloured work surface that wraps around three walls and also forms a peninsular-style area. There is an integrated oven and hob with a concealed cooker hood, plumbing for a washing machine and space for an upright fridge/freezer.
The dining room, which is just across the landing from the kitchen, is also a spacious room with a feature fireplace with an open fire grate set within. There is a shelved alcove to the rear wall and a large multi-pane window to the front elevation.
The bathroom and WC facilities are separate from one another, with the respective rooms both accessed from the landing.
The bathroom itself has a two-piece suite which includes a wash basin and a bath with a shower facility fitted over and a folding glazed screen alongside. There is a tiled finish to the walls to approximately dado height and around the shower area with a painted finish elsewhere. The fitted double cupboard provides storage for toiletries and towels and also houses the hot water cylinder tank.
The master bedroom is an impressive sized room with fitted wardrobes and glazed patio-style doors providing access onto the balcony, as well as a stunning view of Morecambe Bay. This bedroom features an en-suite shower room with a full three-piece suite that includes a shower cubicle, WC and wash basin.
The second enclosed staircase which is accessed from the landing leads up to the loft rooms via the first room which is used as a bedroom space, having wall-to-wall fitted wardrobe furniture as well as a dormer-style window that provides a fabulous bay view.
Beyond this bedroom is the living space, which has a sitting room area and kitchen plus a separate shower room. The sitting room is a bright and airy space with a highly glazed rear elevation which has glazed double doors leading onto the balcony.
